Q: What is a modular home?
A: Quite simply, modular construction is the building of a home in separate
sections, within a controlled environment of a factory, weather protected.
Muncy Homes modular homes are built in programmed stages from flooring
to finished product. Floor treatments, framing, insulation, drywall, roofing,
windows, siding, cabinetry, plumbing and lighting fixtures are all installed
and completed by skilled craftsmen utilizing state-of-the-art production
technology. The home is then shipped, approximately 90% complete, to the
building site and assembled on a foundation. Only minimal site construction
is necessary, such as the foundation, modular set-up, securing the roof,
and connection of various utilities.

A data plate is issued by a 3rd party inspection agency (PFS) to ensure
that all codes are met.

Q: How much does a modular home cost?
A: The cost depends on style, size of the house, and the options selected
by you. In many areas modular homes even cost less to build than a stick

afford your dream home.

Q: Can I get my custom dream home with a modular build?
A: Yes, if you can't find the home your want while browsing our floor
plans we can work with you to design your custom dream home, just

Q: What kind of warranties come with my new home?
A: All of our homes come with a 1 year manufacturers warranty against
defects. Additionally, LB Builders purchases an extended
warranty for major structural components for 10 years. Also, some
brand name products carry their own warranty which may be longer than
the manufacturers warranty. For example windows, shingles and cabinets.

Q: I have the land, who is responsible for getting the land prepared for
a home?
A: You can arrange for the necessary contractors, or we can work as your
general contractor for necessary site work which may include well, septic,
excavation, foundation, driveway, landscaping, etc.

Q: I know I want to build a home but don't have the land. Can you help
me find a suitable lot?
A: We recommend you work with a realtor to find a piece of land that you
are happy with. In our Finding the Right Land
section, we provide contact information for a recommended realtor in the
North Shore area.

Q: Once I've decided to purchase a home, how long does the process take?
A: The process takes approximately 4-6 weeks after we submit the order
for the home until the delivery of the home to the site. The move in date
depends on several factors but usually takes an additional 6-8 weeks.

Q: How do I finance my home?
A: The process is the same as with any stick built home. Mortgage companies
treat modular homes the same as stick built. In our Financing
